Frequently Asked Questions

How many ceremony sites do you have?

We have over 10 ceremony sites established or you can choose a new one.

How many floor plans do you have for the reception?

We have 18 floor plans for you to choose from and we do the setup and take down for you.  Or you can create your own design and we will have it ready for you.

How many tables/linens do you provide?  What are their measurements?

12 round tables that seat 4-6 if you use 108" round tablecloths they will blouse the floor.

13 farmhouse tables 8ft long and seat a max of 10.

1 farmhouse table is 7 ft and seats a max of 8.

For 200 guests you will use all the tables with 5 at each round table.

10 bistro/high boy tables, 32" diameter and 44" tall.  These use 130" round table cloths which allows you to tie them with ribbon or burlap for that hour glass look.

Memorial table is 80 1/2" long by 18" wide and 34" tall.

Sweetheart table, buffet, cake table, gift/memorial table and other pieces are included.

Since you can purchase linens for appx $5 in the color of your choice, we don't provide them.

How many chairs do you provide?

200 gorgeous wooden cross back chairs - please don't stand on them or take them outside.


Our Certificate of Occupancy lets us host up to 315 guests - so if you go over the 200 we provide, you would need to rent them.

What happens if it rains?

The pole barn is an outdoor covered location and can be used for any occasion.
The grand barn is the main barn and is fully enclosed - you can use the main area or the  winglett.

Is smoking/vaping permitted?

Only at the designated area - the patio between the 2 barns.


Please utilize the butt can provided.

Are candles allowed?

Yes, in glass holders only and we prefer floating candles.

Are dogs/pets allowed?

Yes, as long as they are on a leash and cleaned up after.  Someone will need to take care of them.  Be aware that some don't like loud sounds and the party might get loud.


We require a nonrefundable $1000 retainer to hold your date.

You can make payments as you like, as long as the balance is paid 90 days before your special day.

Do I need to schedule a tour or can I just drop by?

We live and work on the property so we request you make an appointment so we can be ready and devoted to you during your tour.  We are very flexible and work around your schedule.  Book a tour here.

Do you allow sparkler send-offs?

Yes, they need to be Wedding Sparklers and let us know ahead of time in case Mr Jim needs to run the sprinklers during dry season.

Is alcohol allowed?

Yes, with a host liquor clause on your event insurance.
No bartender is required at private parties - someone 21 or older who isn't drinking can hand out the drinks.

Do you have decor available for our use?

Yes, we have TONS of decor items that brides have donated and we let you use it free of charge.  Several brides have done their entire reception just with our donated items which is a big savings.
